Income Generation

Greenman only acquire assets that have the ability to generate consistent and reliable core/core+ returns for our investors over a long term period.

Grocery Focused

Greenman only acquire one asset type – grocery anchored retail parks, hybrid centres and standalone grocery markets. Over 60% of our flagship fund Greenman OPEN’s rent comes from leading German supermarket retailers.

We are more than just a Landlord

Greenman provide asset and operational functions, including daily management activities, to the AIF’s we manage throughout their corporate structures. Our hands-on approach includes frequent and collaborative tenant engagement with the aim of ensuring our tenants and the retail centres remain sustainable for the long-term.

Sustainable Debt

Greenman only secure debt which is sustainable, with LTVs and interest terms which are low, sustainable and linked to the portfolio’s Weighted Average Remaining Lease Term (WARLT).

WARLT Maintenance

Greenman focus our asset management priorities towards encouraging tenants to use their extension options at early stages in their lease cycles, maintining portfolio WARLTs.

Greening our Portfolios

While Greenman’s funds do not have, as their objective, a sustainable investment, they do promote environmental and social characteristics making ESG factors an integral part of the investment and development process. Our flagship fund, Greenman OPEN targets to be carbon neutral by 2040.

Greenman has set a financial performance target for its flagship fund, Greenman OPEN, which, in part, will demonstrate the positive financial impact ESG and non-rental income initiatives will have on the fund’s performance.

By 2025, 5% of the fund’s annual revenue will be generated from non-rental income initiatives.
